Tamil Nadu govt introduces mandatory online registration for select property documents
In a major push towards digital governance, the Tamil Nadu government has decided to make online registration compulsory for certain categories of property-related documents through its newly launched “Anywhere Registration” system.
The initiative enables citizens to complete registration procedures electronically without having to visit a Sub-Registrar’s Office. The facility is aimed at reducing paperwork, cutting down physical visits and making registration services accessible from any location at any time.
According to officials, the first phase of mandatory online registration will cover select transactions, including first-sale registrations of residential plots and flats, sale deeds issued by the Tamil Nadu Housing Board, and mortgage-related documents connected to bank loans.
Under the new system, applicants can create individual accounts on the Registration Department’s portal and upload the required documents digitally. The process will also require identity verification of the parties involved, including witnesses, using Aadhaar-linked biometric authentication such as fingerprint or iris verification.
After scrutiny and approval by the registration authorities concerned, the final digitally signed document will be delivered electronically. Registered users will be able to access and download the approved documents through their online accounts, while notifications will also be sent to their registered mobile numbers.
Officials said the move is expected to simplify registration procedures for homebuyers, builders, banks, lawyers and document writers by eliminating the need for repeated visits to registration offices. The government believes the system will improve efficiency, enhance transparency and speed up document processing.
To use the facility, applicants will need internet access along with approved biometric devices and a webcam for identity verification. Authorities have indicated that the online registration model may be expanded to cover additional categories of documents in the future as part of the state’s broader digital transformation efforts.
The rollout marks another step in Tamil Nadu’s ongoing efforts to modernise public services and provide citizen-centric governance through technology-driven solutions.
